Record what happened after the last occupancy
Note when the house became vacant, work completed since, and any changes noticed during visits. A current description is more useful than assuming the property is in the same condition as when somebody lived there.
Explain utility and access limitations
Say which services are active and whether some areas cannot safely be entered. Those limits may affect what can be reviewed. Do not turn systems on or enter a questionable area merely to provide a more complete sales description.
Separate stored items from incomplete work
Materials, furniture, and equipment may all remain in an empty house. Identify which items you intend to keep and which you want to discuss with a buyer. Disposal or cleanout should not be treated as included without an agreement.
Ask what a current-condition purchase would require
Find out what information and review remain before deciding to restart work. Compare any proposal with the preparation you would otherwise undertake, including the practical effort of managing a vacant property during that work.
